Sentient Architecture maintains a strategic design/build relationship with a residential construction company, Texas Country Home.  This general contracting business was previously owned by Chris Travis, but was sold in 2002 to his son Shiloh Travis, who now independently owns and operates it.  Texas Country Home is one of the premier high-end residential builders in Texas. For twenty-five years it has produced high-end residential projects in a variety of styles, including new homes that are replicas of historic architecture.  It also relocates and restores antique buildings, log cabins and other historic properties.

For clients who prefer to work within the design/build process and parameters, Sentient Architecture offers discounted, custom home design services when working with Texas Country Home.  Although the architecture and general contracting companies operate independently, this team approach offers clients a turn-key service taking the project from conceptual design through construction completion.  Both companies believe that in most custom home project circumstances, the design/build process is a superior delivery approach to a competitive bid process.  The reasoning behind this belief is that the contractor is involved earlier during the design process and provides the team with an additional set of skills andknowledge- specifically budget management and current construction trends- that can be applied throughout the design's development.  With today's ever-changing construction market, this is invaluable information when controlling project budgets.

However, if a client prefers to utilize a traditional competitive bid process, Sentient Architecture provides upgraded design and drawing/documentation services, which guide the client through bidding, contract negotiation and construction. This delivery approach requires higher levels of detailed drawings and specification documentation so that contractor bids can be accurately and equally evaluated.  As a result, the firm charges a higher fee for designs destined for this delivery approach.  If you have further questions regarding either of these delivery approaches, please contact Brett Pitt at 512-444-0777 for more information.
